Auto Nurture automatically creates alerts and email campaigns in RealScout using data from Follow Up Boss (FUB). When set up properly, every synced lead gets relevant content without manual work.
Note: RealScout uses the first address listed in Follow Up Boss to create Home Value Alerts, not every address in the contact record.
How Auto Nurture Knows What to Send
Auto Nurture checks the contact data from FUB and can set up one or more of these: These alerts include different search types, such as 'My Saved Search' and 'Basic Search,' depending on the contact's engagement and data.
Listing Alert
Home Value Alert
Market Activity Alert- Listing Alert: This includes both 'My Saved Search' and 'Basic Search' types, depending on the contact's activity and preferences.
Which one is chosen depends on what data is present in the contact record. For example, 'My Saved Search' is created when specific filters are applied based on the contact's activity, while 'Basic Search' is used for standard alerts.
Scenario 1: Auto-Updating Alert Set Up by Contact Clicking Through Auto Nurture
This is triggered when a contact viewed a property in the Popular Homes in Your Area monthly drip or created an alert via Auto Nurture. When this happens, Auto Nurture specifically creates a 'My Saved Search' alert tailored to the contact's activity.
Auto-generated criteria include:
The property's zip code
Property type
Price range (30% below to 20% above the viewed price)
Tip: If you learn more about the client's preferences, edit the RealScout alert (link in FUB's Custom Field: RealScout Alerts Link) to refine filters.
Understanding 'My Saved Search' and 'Basic Search' in RealScout
RealScout offers powerful search functionalities to help users find properties that meet their specific needs. Two key features in this system are 'My Saved Search' and 'Basic Search.' Below, we explain their differences, how 'My Saved Search' is created, and the role of Auto Nurture in generating alerts.
Overview of 'My Saved Search' and 'Basic Search'
My Saved Search: This is a personalized search created by the client within their RealScout portal. Clients can use filters to customize their search criteria, ensuring they receive alerts tailored to their preferences.
Basic Search: This is a simpler search option available to both agents and clients. It is used for standard property searches and system-generated alerts.
Triggers and Creation of 'My Saved Search'
The 'My Saved Search' alert can be created in two ways:
By the Client: Clients can manually create their own searches within the RealScout portal by selecting specific filters.
By Auto Nurture: When Auto Nurture is enabled for a contact, RealScout can automatically generate a 'My Saved Search' alert under the following conditions:
The contact views a property, such as clicking on a listing in their Home Value Alert’s nearby sold or active section.
The contact is imported from a connected CRM (e.g., Follow Up Boss or Zillow Connect) and views a property while Auto Nurture is enabled.
Role of Auto Nurture in Generating Alerts
Auto Nurture is a feature in RealScout designed to engage leads by automatically creating alerts based on their activity. When enabled, it ensures that contacts receive relevant property updates without requiring manual intervention. The 'My Saved Search' label most commonly reflects these Auto Nurture–generated alerts.
Disabling Auto Nurture for Specific Leads
If you prefer to prevent automatic alerts for a specific lead, you can disable Auto Nurture for that contact. This ensures that no 'My Saved Search' alerts are generated automatically, allowing for more manual control over the lead's engagement. By understanding the differences between 'My Saved Search' and 'Basic Search,' as well as the role of Auto Nurture, you can better manage search alerts and tailor the RealScout experience to meet your needs.
Scenario 2: Home Value Alerts (HVA)
If a contact has an address in FUB, Auto Nurture creates a Home Value Alert for the first address listed. HVAs deliver valuation updates and market data for that property.
Important: RealScout does not infer whether the contact is a renter, seller, or past buyer; any address can trigger an HVA.
Scenario 3: Market Activity Alert (Fallback)
If RealScout can't generate a valuation for the listed address, the contact receives a Market Activity Alert instead. This provides zip-code level listing activity and popular local listings as a regional overview.
Scenario 4: Monthly Popular Homes in Your Area (No Search Set Up)
If a contact only has an email and no property views or addresses, they go into a general email drip campaign so new or low-data leads still receive engagement.
Before Turning On Auto Nurture
Auto Nurture uses whatever data exists in FUB. Before enabling it:
Remove invalid emails.
Verify addresses are correct, or use Contact Enrichment.
Review tags and segmentation.
Plan any backfill work.
If your FUB data is incomplete, Auto Nurture might not be ideal for them. Use your marketing links instead.
How to Configure Auto Nurture
Step 1: Confirm Integration
Follow Up Boss must be connected via the account owner and contact sync enabled.
Check: RealScout → Integrations
Step 2: Check Integration Tag Rules
If your integration was set to "Only import tagged leads," only contacts with that tag will sync. However, all the tags on that lead will sync. For example, if your contact import settings are for leads tagged "RealScout" but Auto Nurture is set to leads who have a tag such as "Auto Nurture," then the requirement for that lead to be set up for Auto Nurture is to have both the Auto Nurture tag and contact import tags. Verify tag rules if contacts are missing.
Step 3: Agent-Level Auto Nurture Settings
Each agent can include or exclude contacts by tag.
In RealScout: Settings → Auto Nurture → choose:
Nurture all synced contacts
Nurture only contacts with specific tags
Exclude contacts with specific tags
Step 4: Set Default Map Location
For all contacts, RealScout sends listings within 25 miles of this default.
Set it in Auto Nurture settings by entering a central address and adjusting radius if needed.
Best Practices
Use Auto Nurture for:
New portal leads
Minimal-data contacts
Long-term passive nurture
Hold off on Auto Nurture when:
You already know specific search criteria
You're actively working a buyer or seller who doesn't want a general "popular near you" monthly campaign
In those cases, create or refine alerts manually.
