How to use RealScout x Opendoor

Step-by-step instructions for submitting a cash offer request to Opendoor on behalf of a potential seller, using RealScout.

Use this to request a cash offer from Opendoor on behalf of a seller. The request goes through your RealScout account. Opendoor returns the result to you, not directly to the client.

Step 1: Open the Offer Flow

To begin, enter the seller's property address in the address field.

The page will also show you a preview of the two offer types while the eligibility check runs.

Click Check Eligibility.

Note: You can also reach this flow from a contact's profile page (click Explore Cash Offers), from the Cash Offer tab on a claimed listing, or from the Explore Cash Offers button in an agent notification email or Messages thread.

Step 2: Confirm Eligibility

If the property qualifies, the page displays: "This property is eligible for an Opendoor offer." The Get an Opendoor Cash Offer button becomes active.

If the property is not eligible, the flow will indicate that an offer is not available. Eligibility is determined by Opendoor based on market and property criteria. It cannot be changed inside RealScout.

Click Get an Opendoor Cash Offer to continue.

Step 3: Review the Two Offer Types

Opendoor shows the two offer structures side by side before you complete intake. Review these so you can walk your seller through the difference.

Offer Type

How It Works for the Seller

Agent Compensation

Cash Now, More Later

Cash upfront. Property lists on the open market. Seller keeps any additional proceeds at resale above the cash advance.

1% from Opendoor at purchase, plus seller-paid commission per the listing agreement at resale.

Cash Offer

Opendoor purchases the property directly. Close in 14–60 days, no showings or repairs required.

1% from Opendoor at closing, plus seller-paid commission per the listing agreement.

The seller chooses between these, not you. The intake collects information for both at the same time. Click Get an Opendoor Cash Offer to proceed to intake.

Step 4: Complete Opendoor's Intake

Opendoor's intake has two screens.

Screen 1 — Selling timeline. Select how soon the seller needs to move: ASAP, 2–4 weeks, 4–6 weeks, 6+ weeks, or Just browsing. Click Next.

Screen 2 — Contact information. Enter the seller's full name, email address, and phone number. There is a consent checkbox for Opendoor marketing communications — this is the seller's consent to give, not yours. Click See my offer.

Step 5: Review the Preliminary Estimate

After submitting, Opendoor returns a preliminary estimate based on publicly available data and their offer model. The estimate appears alongside both offer structures with a map of the property.

This number is not a final offer. It is automated and will typically differ from the confirmed offer, which is set after Opendoor completes an in-person assessment using the Opendoor Key app.

Click View your Opendoor Offers to open Opendoor's dashboard and review the full offer breakdown with your seller.

Note: Everything after this point — the in-person assessment, final offer, and closing — is handled by Opendoor. If your seller has questions about the assessment or offer amount, they should contact Opendoor directly.

What Happens When a Client Requests Through Their Email

Your clients may see a Request Cash Offer card inside their Home Value Alert emails. When they click it, they see a short confirmation screen and RealScout notifies you — it does not submit a request to Opendoor on their behalf.

You will receive an email notification and a thread in your Messages tab, both with an Explore Cash Offers button. That button opens the same offer flow described above, pre-loaded with the client's property address. You initiate the request from there.

The activity timeline on the client's profile will show "Cash offer requested for [address]" once a request has been submitted through the flow.

Note: Opendoor cannot use requests submitted through RealScout to contact your client without you.

Accessing From a Claimed Listing

On any listing detail page for a listing you have claimed, you will see a Cash Offer tab in the tab row alongside Listing Details, My Buyers, Listing Analytics, and Reverse Prospecting.

Click the Cash Offer tab, then click Request a Cash Offer from Opendoor. This opens the same flow starting at Step 1 above.

Note: The Cash Offer tab only appears on claimed listings. If it is not visible, go to My Listings and claim the listing first.
