Troubleshooting Home Value Alerts and Reports in RealScout

Home Value Alerts and reports are essential features in RealScout designed to keep you and your clients informed about property valuations. However, several common issues may arise that can disrupt the functionality of these alerts or reports. Below, we address the most frequent problems and provide actionable solutions to resolve them.

This article also provides insight into errors encountered when using the 'View Updated Value' link in Home Value Alert emails, detailing common scenarios and troubleshooting tips to help users address these issues effectively.

"Errors: Home Value Alert: Our data providers do not offer a valuation for this property."

This type of error indicates missing "Automated Valuation Model" (AVM), which can occur. This happens when our data provider for AVMs, ATTOM or Zillow, are unable to match the address with the valuation.

Home Value Alerts utilizes an address validator, and it appears they do not currently have this address or there is an address mismatch. Not to worry, though! They are constantly adjusting their validator and adding new addresses to their database, so please check in again later.

Additionally, Home Value Alerts may fail to generate or send if the associated lead profile is archived. To resolve this, unarchive the profile to reactivate the alerts. For Zillow Zestimate values, note that these will only display if a Zestimate exists for the property, and updates depend on Zillow’s own data management.

If this happens, consider checking other nearby property addresses for updated valuations or waiting until the data for this specific property becomes available.

" Our 3rd party data providers do not have an automated valuation for this property. However, as an expert in your market, your agent can provide a complete report of your property value and market conditions. Contact Agent."

This situation also falls under the 'Missing AVM Data' issue category, wherein the system lacks enough information to automatically generate a property valuation.

If you see a message indicating that an automated valuation isn’t available but your contact has requested one, you can take this opportunity to provide a manual valuation. To do this, navigate to the left side of the interface, select "Customize Home Value Alert," input the property’s value, make any necessary adjustments to the messaging, and click "Send Now."

Alternatively, if you are an agent looking to preview the Home Value Alert email as your client would see it, you can log in to RealScout, open the Dashboard from the Home Value Alerts section, and click on any hyperlink in the Address column for an email preview.
