Three tools cover your entire seller pipeline: Home Value Alerts for known homeowners, Market Activity Alerts for neighborhood context, and your public "What's My Home Worth?" link for everyone else.
Your seller pipeline runs on two tools and one share plan.
Home Value Alerts work for known homeowners with a confirmed address. Your public "What's My Home Worth?" link works for everyone else, including new sphere contacts and homeowners whose address you do not have yet. Pair both with a Market Activity Alert for neighborhood context, then share your public entry point across three channels in under five minutes. That is your full seller nurture system, whether or not you know who owns the home.
Choosing the right tool for each contact
Situation | Use This | Why |
Known homeowner with confirmed address | Home Value Alert | Property-specific valuation, directly relevant to their home. |
Contact where ownership is unknown | Market Activity Alert | Area-level data that does not require a property address. |
New contact with no prior relationship | "What's My Home Worth?" public link | Captures their address on registration and can auto-create a Home Value Alert. |
Known homeowner already receiving an HVA | Market Activity Alert as complement | Adds neighborhood demand context alongside property valuation. |
Seller-only contact (no buyer interest) | HVA + MAA, with buyer Auto Nurture suppressed | Focuses communication on seller-relevant content without sending buyer-focused emails. |
Set up a Home Value Alert for a known homeowner
Use this when you already have a homeowner contact with a confirmed property address. For the full step-by-step, including the one-click Quick Create shortcut on the Home Value Alerts dashboard, see Set Up Seller Nurture for Multiple Leads. Once created, the homeowner receives periodic email updates showing their home's estimated value, recent comparable sales, and market activity in their area, sent from your name through RealScout's alert infrastructure.
Address required. A confirmed property address is required to create a Home Value Alert. If the address is missing from the contact profile, run Contact Enrichment (Beta) first, or ask the contact directly. If no address is available, fall back to a Market Activity Alert until one is confirmed. You can create a Home Value Alert from the RealScout agent mobile app, but you cannot edit one there; make changes from the website.
Deploy your public seller entry point
Your public "What's My Home Worth?" link lets anyone enter their address and receive a home valuation without you setting it up for them individually. When they register, RealScout adds them to your account as a new contact and can automatically create a Home Value Alert for their property. Find it under Home Value Alerts → Capture Leads; it can be shared as a link or turned into a QR code. For the exact steps, see Set Up Seller Nurture for Multiple Leads.
This is the seller equivalent of a Search Link. One URL, always active, works across any channel. The link does not expire.
Share the link across three channels in under five minutes
One link, three placements. Do all three before you close this page.
One social post. Post a Story or feed post with a visual hook and your "What's My Home Worth?" link. Visual hook, link sticker, CTA such as "Wondering what your home is worth? Tap to find out." Two minutes.
One text to five sphere contacts. Send a short text to five homeowners in your sphere: "Hey, I set up a free tool that automatically tracks your home's value. Here's the link — I'll drop it below. Takes 30 seconds." Paste your "What's My Home Worth?" link at the end of the message. Personalize the message for anyone you know well. Two minutes.
One addition to your email signature. Add the "What's My Home Worth?" link alongside or below your existing Search Link in your email signature. Every email you send becomes a passive seller lead generator. One minute.
Total time under five minutes. The links stay active without maintenance.
What the seller sees
When a homeowner receives their first Home Value Alert, the email includes an estimated home value based on comparable MLS data, recent comparable sales in their area, market trends for their neighborhood, and your branding and contact information. Home Value Alerts default to a monthly cadence and pull from both Zillow and ATTOM; the estimate the client sees is labeled "Provided by ATTOM."
From the alert, the client can tap Request Updated Valuation or Request Details, both of which notify you directly.
The estimate is based on available comparable data and is not an appraisal. If a contact questions the accuracy, use it as a conversation opener: "The estimate is based on public data. Let me give you a more precise picture based on what I know about your home and the recent activity I am tracking."
Pairing Market Activity Alerts with Home Value Alerts
Home Value Alerts show a homeowner what their property is worth. Market Activity Alerts show what is happening in their neighborhood: buyer demand, listing activity, price trends, and a buyer-demand heat map. The two work together.
A homeowner who receives only an HVA sees their property value update over time. A homeowner who receives both sees their value alongside the market context that drives it. When buyer demand is high in their neighborhood, the Market Activity Alert shows that before the HVA estimate catches up. This creates natural listing conversation opportunities without you initiating the topic.
In a slow or low-inventory market, the pairing is especially important. HVA valuations do not move much month over month, but buyer demand can still rise. The MAA fills that gap and keeps the homeowner engaged between value updates. For the buyer-side setup of the same Market Activity Alert, see Low-Inventory Strategy → Market Activity Alerts for Buyers and Sellers.
Seller-only contact: suppress buyer Auto Nurture
For a contact whose entire relationship is seller-focused, the Home Value Alert plus Market Activity Alert combination does the work without buyer-side noise. Pair the two for valuation and neighborhood demand context, then turn off buyer-focused Auto Nurture for that contact so they do not receive listing-style content meant for buyers. Manage Auto Nurture per contact from the contact profile.
Cadence guidance for sellers
Alert | Recommended cadence | Why |
Home Value Alert | Monthly | The default and the right cadence for most homeowners. Valuations do not change meaningfully more often than monthly. |
Market Activity Alert (paired with HVA) | Monthly | Aligns with HVA cadence so the homeowner gets a complete picture in one window. |
Market Activity Alert (sphere, ownership unknown) | Monthly or quarterly | Quarterly for low-touch sphere contacts; monthly when you want consistent presence. |
Tracking who signs up through your public link
New contacts who register through your "What's My Home Worth?" link appear in your Contacts page. Check the Nurtured tab for recently added homeowner contacts. Watch for Scout Score increases on these contacts, a signal the homeowner is engaging with the alert content.
Does the "What's My Home Worth?" link expire?
No. The link stays active as long as your RealScout account is active. You do not need to regenerate it. The URL is tied to your agent account and remains consistent across every channel you place it.
What if the home value estimate looks significantly off?
Home value estimates are based on comparable MLS data and are not appraisals. If the estimate appears significantly wrong, check whether the property details in the MLS record are accurate: beds, baths, square footage, and lot size. An incorrect MLS record produces an incorrect estimate. Use this as an opportunity to ask the homeowner for the correct property details and to open a listing conversation.
Can a homeowner unsubscribe from one alert without unsubscribing from the others?
Yes. Each alert type is managed independently from the contact's Email Alerts tab. The homeowner can pause or unsubscribe from one alert while continuing to receive the others.
