FAQ: Using RealScout to generate leads? TURN ON the required OPT IN language HERE

How to confirm the TCR text message notice on your RealScout lead sign-up form, what it shows your leads, and how it differs from TCPA.

When you use RealScout search links or widgets to generate leads, new leads sign up through a RealScout sign-up form before they can see your search results. That sign-up form is the moment you capture the lead, so it is also the right moment to tell the lead how you may communicate with them. RealScout includes a TCR (Text Message Communication) notice in that public sign-up disclaimer for this reason.

Where the TCR notice lives

You manage the TCR notice from your RealScout Account Settings. In Settings, the TCR (Text Message Communication) notice is part of the public sign-up disclaimer that leads see when they register.

This notice is on by default, so for most accounts it is already showing on your sign-up form. Confirm it is enabled in Settings before you push search links or widgets out for a lead campaign, for example before Andy Agent at Acme Real Estate shares a search link on social media or embeds a widget on the Team Bobby website.

What turning it on does

When the TCR notice is enabled, your sign-up form on the RealScout front end, the form your leads complete, displays a text message communication notice at the point of registration. It informs the lead about text message communication as they sign up with you, so consent is captured up front rather than after the fact.

TCR is not the same as TCPA

This notice is in compliance with Follow Up Boss (FUB) TCR required language for text message communication. It is not the same as TCPA. The Telephone Consumer Protection Act (TCPA) is a separate federal law covering calls and text messages you send, and RealScout's platform is designed for email communications rather than direct-to-consumer texting or calling. If you call or text contacts outside RealScout, TCPA compliance is your responsibility. For the full explanation, see TCPA-Related Consent Requirements.

This article describes a platform setting, not legal advice. Compliance requirements and the exact disclaimer wording can change. Confirm the current TCR notice behavior and wording in your live RealScout Settings, and consult the linked TCPA article for the canonical consent guidance.

Frequently asked questions

Where do I turn on the opt-in language for RealScout leads?
The TCR (Text Message Communication) notice is managed in your RealScout Account Settings and appears as part of the public sign-up disclaimer your leads see when they register through a RealScout search link or widget. It is on by default, so it is already part of the public sign-up form your leads complete.

What does the TCR notice show my leads?
When enabled, your RealScout sign-up form displays a text message communication notice at the point of registration, informing the lead about text message communication as they sign up with you. This captures the disclosure up front, at the moment the lead is created in RealScout.

Is the TCR notice the same as TCPA compliance?
No. The TCR notice is text message communication language aligned with Follow Up Boss (FUB) TCR requirements and shown on your sign-up form. TCPA is a separate federal law that regulates calls and texts you send. RealScout is built for email communications, so if you text or call contacts yourself, TCPA compliance is your responsibility. See the TCPA-Related Consent Requirements article for details.

I am capturing leads through a widget. Do I still need this?
Yes. The TCR notice applies to leads who register through your RealScout sign-up form, which is the same form behind search links and lead-capture widgets such as the Home Value widget. Confirming the notice is enabled in Settings means the text message communication disclosure is shown to leads no matter which lead-generation method brings them to your sign-up form.
