How to Set Up Auto Nurture

Auto Nurture is fully configurable on the Auto Nurture page of your dashboard. Create a powerful lead nurture and conversion workflow by connecting RealScout to the lead sources and CRMs you already know and love, and customize your nurturing plan - we’ll take care of the rest. Based on the information contained in their contact record, we’ll automatically set them up with relevant alerts, prompt them to complete their profile, or engage them with auto-recommended listings.
How Auto Nurture Works
Based on the information in your contact record, whether you have connected your favorite CRM to RealScout or added information to their contact profile, your client will receive one or more of the following automated alerts or email drip campaigns.
Automatic Listing Alerts
If a contact record contains a viewed listing address or an inquired listing address, Auto Nurture will automatically create a Listing Alert, setting the search criteria to the listing zip code, the list price plus 20% and minus 30%, and the property type. This means that your contacts will always be up-to-date on the latest listings that match their criteria.
Automatic Listing Alert Updates
Listing alerts generated from the Auto Nurture process will update once per day based on activity performed by the contact. The search criteria will evolve to include expansions in price range and location preference based on the property views and actions of the contact.
Automatic Home Value Alerts
If a contact record contains an owned property address, Auto Nurture will automatically create a Home Value Alert for that property. These alerts will let your contacts know about the current market value of their home. Home Value Alerts are sent monthly by default, but you can change this frequency on your Home Value Alert settings page.
Automatic Market Activity Alerts
If our Home Value Alert valuation partners do not provide a valuation for your client based on their address, your client will instead receive a Market Activity Alert based on their property’s zip code.
Automatic Email Drip Campaigns
Everyone who is set to Auto Nurture will receive an email drip campaign. If a contact is not set up with an alert already, RealScout will set them up a Listing Alert or Home Value Alert. We will also send them Popular Homes in their area. View the email sequence here.
NOTE: The listings in the "Popular Homes in Your Area" emails are based on the most viewed listings within a 3, 5, 10, or 25-mile radius of your default map location, which can be updated on your Auto Nurture Settings.
Primary Email Verification
Please note that the first email address entered is considered the primary email. Primary emails undergo a verification process; if found invalid, they will be paused until updated and verified. This ensures the reliability and effectiveness of our communication channels.

Description
All of your clients all have a Recent Activity section in their accounts. That is where you can keep track of all of their email alerts delivered, emails that were opened by your client, homes viewed and homes your client is interested in.
Step-by-Step:
The agent view of the Email Alert will not have the same functionality as the email your clients receive.
There will be a red banner at the top of your agent view of the email to remind you this view is set to view only, meaning to view the listings, you must exit the email tab and search the property on your RealScout account.
Room and Room Level Searching via RealScout is available in specific MLSs across the country, currently we have this feature available on the following MLSs:

If you start creating a property alert using the Orange “Add Alert” button at the top right of the page OR within a specific client account by clicking the blue “Add Another Listing Alert” button in the center of the page, there will be a pop up prompting you to select the property class and MLS simply click that drop-down menu to select which Property Class and MLS you want to search with. Then select your client and click START SEARCHING.
Instructions:
To quickly modify the settings of an existing alert, you will need to access your client's account.
Navigate to the CLIENTS tab and locate your client's name. Click on it to open their account. You will be directed to the LISTING ALERTS tab, where you can make swift changes to the frequency of their searches if necessary.
The Frequency section provides a dropdown menu for selecting the desired alert schedule:
Disabling an alert is similar to pausing it, which means the client and their alert will remain in RealScout, but they won't receive any additional emails.
Additionally, you have the options to Delete an alert or Copy it to the same client or a different client, as well as access the alert itself.
If you wish to edit the filters or explore more Alert Settings & Schedule options, click on View/Edit.

How do I access the new tools?
The new tools are available on your agent dashboard, in the left-hand navigation bar when adding a client, you can now choose to send someone a Listing Alert or a Market Activity Alert

Here's how to invite new contacts to use RealScout with you.
First, on the Contacts tab at the bottom of the screen, click the "+" icon in the lower right corner:
Next, click "Send invites to try mobile app":
Finally, click "Share Invitation" to send the invite via text message, email, or another way:
Your new contacts will be prompted to launch the app and register with a few details, and then they will be searching with you on RealScout!

There are many ways to utilize RealScout in your everyday Social Media posts, we'd like to highlight a few here that are asked for from our Member Success coaches often.

Quick tip: Use an Excel or Google Sheet to keep track of the searches you create, our url's update based on your Listing Service data, so no need to constantly recreate! Just reuse!

3. Use RealScout links on your Website
Lots of agents use our shareable links on their website. You can hyperlink these urls to images or text. Either way its a great way to highlight specific areas you specialize in on your website. Your clients will be taken to your RealScout account and if you enable Forced Sign Ups, they'll need to sign up to search with you!
Here's a great example of what one realtor did on her site, each neighborhood to the left of the map is hyperlinked to her RealScout social searches:
4. Use Zapier to make your life easier!
RealScout offers lots of great Integrations you can use to bring in leads, create alerts or track your users. Zapier however has changed the game in what you can and can't do with RealScout and a plethora of other sites you use. Zapier does offer free accounts, but as any site you may have to upgrade to use their more advanced Zaps. If you use lots of tools on a daily basis it would certainly be a great option for you.

What is MLS Reciprocal Access on RealScout?
In some markets, MLSes may have a reciprocity agreement that also applies to RealScout. In these cases, being a member of a particular MLS also grants you access to listings in another MLS.
How do I know if I have access?
When creating a search alert on RealScout, you will be asked to choose the MLS and Property Class. If you have access to more than one MLS, you will see it as an option.

How do I access reciprocal MLSes?
When creating a search alert on RealScout, you will be asked to choose the MLS and Property Class. You can also click the “Change” link at the top of search alert settings.
Select “Cross-MLS Search” to create a search alert that returns results from all the MLSes to which you have access. A Cross-MLS search will only use basic fields which can be normalized across the different MLS data feeds.
To create a search alert using Advanced Fields, you must select the specific MLS. If you need to use Advanced Fields across multiple MLSes for a client, then you will need to create separate search alerts for each MLS.
Can I help my client search listings in multiple MLSes at the same time?
Yes, you can create a Basic search alert across MLSes by selecting “Cross-MLS Search”.
To create an Advanced search alert for multiple MLSes, you will need to create a separate advanced search alert for each MLS.
What if I’m a member of more than one MLS?
If you are a member of more than one MLS, then you should have access to all your MLSes regardless of any reciprocity agreements. Please contact support@realscout.com if you do not see an MLS in RealScout for which you are a member.
What’s the difference between a reciprocity agreement and a data share agreement?
A reciprocity agreement between MLSes allows members of each MLS to access data from the other. A data share agreement allows the listings in one MLS to be shared and included in the data feed of the other MLS. In the former, RealScout would still have two separate data feeds. In a data share agreement, you would see data from multiple MLSes in the same data feed.
