Room Level and Room Type search filters let you match buyers to homes where specific rooms appear on a specific floor. For example, a primary bedroom on the first floor or a bonus room on the upper level.

How to Apply a Room-Level Filter
Go to your Search page or open an existing alert to edit it.
Set your standard criteria — price, beds, baths, location.
Scroll to the Room section near the bottom of the search page.
Set the Room Type (e.g., Primary Bedroom, Primary Bedroom, Bonus Room).
Set the Room Level (e.g., 1st Floor, Main, Upper).
Save the search or update the alert.
Note: How rooms and levels are labeled depends on how listing agents enter data in your MLS. When searching for a first-floor primary bedroom, select both 1 and Main as Room Level options to capture all matching listings — listing agents may use either value.
First Floor Primary: MLS-Specific Workaround
An alternative would be to attempt using the Public Remark filter and enter keywords that could be used in the listing's description. Enter phrases such as "Primary on main" or what you are looking for.
Search field names vary by MLS. If you cannot locate a specific filter, message our support team through your help center messenger with an MLS printout showing the field name, and the Member Support team will help you locate the equivalent in RealScout.
Frequently Asked Questions
Why don't I see the Room section on my search page?
Room-level filters are only available on MLS feeds that provide structured room data to RealScout. If your MLS supports it, but the option is not visible in your account, contact our support team through your help center messenger and include the field name from your MLS.
Should I select "1" or "Main" for a first-floor room?
Select both. Listing agents enter this data in different ways. Some enter "1," and some enter "Main" for the same floor. Selecting both ensures you capture all matching listings.
Can I save a room-level search as a Template?
Yes. Once your room-level criteria are set, save the search as a Template from the search page. The room filters carry over to any contact you assign the Template to.
What if my MLS does not appear on the supported list?
Contact our support team through your help center messenger with your MLS name and the specific filter you are looking for. The team reviews new room-level filter requests on a case-by-case basis.
