Follow along here:

Turn one Story view into a real RealScout signup with a single repeatable workflow.

A Search Link, a Story with a link sticker, and a CTA in your own voice. That is the whole structure. Once you do it once, you have a system you can rerun every week with new criteria or the same one.

Prepare your Search Link

Do this before you record or post. It takes under five minutes.

  1. Think about a recent conversation with someone asking about your market. What neighborhood, price range, and property type came up most? You will use that to build a targeted search slightly above and below their price range.

  2. Log in to RealScout and go to Quick Links. Enter your criteria, then click Copy Link To Clipboard. Save the URL to your phone's notes app so you can paste it into Stories later.

If you already have a Search Link from a saved search or a Template, you do not need to create a new one. Copy the URL from your Advanced Search Links page.

Post the Story

Open these tabs alongside your phone or second screen, then walk through the steps in order.

Step

What you are doing

Open this

1

Open your RealScout dashboard

2

Review your Market My RealScout links (Client Search Page, Onboarding Link, Landing Page)

3

Confirm your profile photo and branding

4

Check lead registration settings

5

Create a Quick Link with your search criteria

6

(If using a Template) Create an Advanced Search Link

7

Copy your link, open Instagram or Facebook, post your Story with a link sticker

Your phone apps

Tip. Keep RealScout open on your laptop alongside Instagram or Facebook on your phone. You will copy the link from RealScout and paste it into the Story's Link sticker.

Your Search Link URL stays current as listings change because it pulls from your live MLS data. You do not need to recreate it. Save it in a spreadsheet, a notes file, or text it to yourself with a title like "Search Link for ___ for lead capture."

Set a repost cadence

One Story disappears after 24 hours. The system works when you repeat it. Pick a cadence that fits your workflow:

  • Once a week with the same link and a fresh photo or update

  • Every other week with a new Quick Link for a different neighborhood or price range

  • Monthly with a themed search (open houses, new construction, starter homes) once you build a Template

Build an Advanced Link from a Template

Once you have a Quick Link working, build an Advanced Link from a saved Template for more control over naming, preview cards, and reuse.

  1. Click + Create Search Link and choose a saved Template.

  2. Add a display name and preview card image.

  3. Copy the URL and use it in your next post.

Use your link beyond Stories

Your Search Link works anywhere a URL works.

  • Link in bio on Instagram, TikTok, or X. Use your Onboarding Link or Landing Page for an evergreen bio link: Market My RealScout.

  • Facebook feed post. Paste the URL into a new post. Facebook generates a preview card using one of RealScout's variable photos.

  • YouTube video description. Paste the URL in the first 2-3 lines of the description with a hook.

  • Email signature or newsletter. Add the link as a permanent footer CTA.

  • QR codes. Turn the URL into a QR code for postcards, flyers, or open house signage. See Get Your RealScout Links Working Passively.

Do I need to create a new link every time I post?

No. You can reuse the same link across multiple posts and platforms. The URL stays the same while the listings behind it stay current.

What if I do not have a Template yet?

Start with a Quick Link. It takes a few seconds and does not require a Template. You can create Templates later when you want more control over naming, social previews, and reuse. See the Search Links Guide for both paths.

How do I know if someone signed up from my link?

For Advanced Links, open Advanced Search Links. Each link's menu shows sign-up activity. If you added a tag when creating the link, you can filter contacts by that tag on your Contacts page. Quick Links, Onboarding Links, and What's My Home Worth signups show up in your daily or weekly email notifications from RealScout, and your most recent contacts appear in the Nurtured Contacts view.

What should my lead registration setting be?

There is no single right answer. Setting "unique listing views" to a limited number lets visitors browse enough to get interested before they are asked to register. If you want immediate lead capture, set it to require registration immediately. Some MLSs require RealScout to set this for you to comply with data display rules. Review your setting at Account Settings.

Can I use this workflow for seller contacts too?

Yes. Instead of a Search Link, use your What's My Home Worth link from Home Value Alerts → Capture Leads. The Story structure is the same: visual hook, Link sticker with the URL, and a CTA like "What's your home worth? Tap to find out." For the full seller path, see Seller Nurture Toolkit.
