Getting Started

Do this before, during, or after watching.

It takes under 5 minutes.

  1. Think about a recent conversation with someone asking about your market.

    → What neighborhood, price range, and property type(s) came up most?
    → We'll use that to create a targeted price range slightly above and below that price range.


  2. Log in to RealScout and go to your Quick Links.

    → Put that recent conversation's general search criteria in a simple search link.
    Copy the URL by clicking Copy Link To Clipboard
    → Doing this ahead of time? Save the URL to your phone's/laptop/tablet's notes app

Note: Keep your RealScout tab open alongside Instagram or Facebook on your phone or a second screen. You'll copy the link from RealScout and paste it into the Story's Link sticker.


Next Steps & Check-in

Here's what to do next to turn this into a repeatable system.

1. Save Your Link

Add the Search Link URL to a spreadsheet or notes file you can reuse. RealScout links update with your live, approved MLS data, so the same URL stays current as listings change.

You do not need to recreate it.

→ If you don't use any apps/service for this: text or email it to yourself with a note or title "Search Link in ___ for lead capture"

2. Repost on a Schedule

One Story disappears after 24 hours. The system works when you repeat it, intentionally. Pick a cadence that fits your workflow:

  • Once a week with the same link and a fresh photo or an update

  • Every other week with a new Quick Link for a different neighborhood or price range

  • Monthly with a themed search (open houses, new construction, starter homes) once you build a template.

3. Build Your Next Link

Now that you have the workflow down, try creating a Search Link from a Template for more control over naming, preview cards, and reuse.

  1. Click + Create Search Link and choose a saved Template.

  2. Add a display name and preview card image.

  3. Copy the URL and use it in your next post.

4. Use Your Link Beyond Stories

Your Search Link works anywhere, not only in Stories.

  • Link in bio on Instagram, TikTok, or X: https://www.realscout.com/agent/marketing/market-my-realscout (use Onboarding Link or Landing Page for an evergreen bio link)

  • Facebook feed post: Paste the URL into a new post. Facebook auto-generates a preview card, but your search links will use one of our variable photos. Learn more here.

  • YouTube video description: Paste the URL in the first 2-3 lines of the description, with a "hook," or reason to click through.

  • Email signature or newsletter: Add the link as a permanent footer CTA, or Call to Action.

  • QR codes: Turn the URL into a QR code for postcards, flyers, or open house signage.


Frequently Asked Questions

Do I need to create a new link every time I post?

Not always; you can reuse the same link across multiple posts and platforms. The URL stays the same while the listings behind it stay current.

What if I don't have a Template yet?

Start with a Quick Link.

It only takes a few seconds and does not require a Template. You can create Templates later when you want more control over naming, social previews, and reuse.

How do I know if someone signed up from my link?

For your advanced links, use the Search Links page at https://www.realscout.com/agent/marketing/search-links.

Each link's menu shows sign-up activity. If you added a tag when creating the link, you can filter contacts by that tag on Your Contacts Page

→ Please note, quick links, onboarding links, and What's My Home Worth? signups will show up in your daily/weekly notifications from RealScout (emailed) & your most recent leads in your Nurtured Contacts view:

What should my lead registration setting be?

There is no single right answer, so setting "unique listing views" to a limited # lets visitors browse enough to get interested before they are asked to register.

→ If you want to immediate lead capture, set it to require registration immediately. If required, RealScout may set this for you to comply with data display rules with your specific MLS.

  • If this is the case, you'll see "Require registration immediately | Leads must register before viewing any listings"

Can I use this workflow for seller leads too?

Yes! Instead of a Search Link, use your What's My Home Worth link from Email AlertsHome Value AlertsCapture Leads: https://www.realscout.com/agent/home-reports.

The Story structure is the same: visual hook, Link sticker with the URL(lead capture link), and a CTA (call to action) like "What's your home worth?→ Tap to find out."
